Just one more advice. Do you research and carefully study any investment opportunity and do it in Phuket, I know many restaurants and guesthouses who are struggling and the last 6 months I have seen many expats giving up and returned home.
Phuket is pretty overpriced. Another advice is to look for plain leases or locations with low takeover price and develop it yourself to suit your needs, e.g. turn a shop or simple bar into a decent sport bar. One example is Baya beach, they bought the old simple thai food restaurant and builded a new nightclub. They pay ~900,000 baht/year for that prime location, less than most smaller bars on main Bangla road pay per year.
I think there is a sport bar on Soi Patong Resort (Opposite Soi Seadragon) also for sale, something you also might be interested to look into and the rent/lease on this street is known to be low compared to elsewhere on Bangla.
