how much for a good bar. ie. located in tiger, soi eric, etc
Varies greatly 1.5 to 2.5. Good bars very rarely come on the market

generally how much must one pay the landlord per month for a bar in these particular areas.
Varies from soi to soi, but generally includes water, electric and common DJ. Generally 12K to 20K

for those that own bars, are you able to pay the necessary monthly fee's in both high and low season
If it was your only source of income, then I would imagine it to be very tight.

your experiences as a bar owner and your thoughts
If you go into thinking its a lifestyle and an interest/hobby and don't get too caught up in the ups and downs, then you should be OK.

your thoughts and opinions about buying a small guesthouse (five rooms)
I've look at this before. Just take into account your monthly outgoings, and then workout how much per room per night you pay to met these outgoings.

as a bar owner, are you able to eat, live sufficiently on a daily basis
Considering you can have a meal for B30, this isnt a problem. You need to adjust to the local ways.
