The first two you may have to email the hotels to ask the guest policy. Being new, it doesn't appear any BMs have stayed there yet to form any opinion.
Take a copy of your reply email with you if you choose either hotel. It can save any arguments if they try to add any charge not mentioned before.

Safari Beach wing is in a really nice location, but whether its worth $190US a night I don't know.
