Phuket Gazette is probably best place to start out and to find a sensible price that has not had a silly broker mark up put on it.
Phuket's
land pretty much hold steady despite the tsunami, THB collapse and the coup. It really is only the price of existing homes that may fluctuate - even then very modestly.
Do not expect drop in asking prices as the few Thai-Chinese families that own most of the available build able land will never take a loss - they rather sit and hold ... however long it takes, and this mentality means land prices hold up very well.
Buying existing or new built property is relatively straight forward if you wish to do so (good lawyer etc etc needed) but I would strongly advise you to live here renting for at least a year to really get to know the market, build up contacts and choose a place to settle down.
