It has to be at least 4 bedrooms and with maid service. If it has a private pool it is good but not necessary. I am planing to arrive to patong about 23 may. And i am planning to stay 1 mounth. 30-40 k is no problem if it is the right house. Thanks in advance i hope you can help me out

4 bedrooms seviced villa short term is a bit rough at that price... If you want (serviced) villa quality (baan suan kamnan / baan suan villa / baan kataree / etc)) look at that weekly.. If not look at residence Kalim 30k monthly x 2 would only be a little over budget but great 2 beds and nice pool etc (before the waves)..

In general, apartments are easy, studio apartments are peanuts.. luxury is hard to find and costs a load.. EG I recently decided to pass, but a long term (multi year) lease on a 3 bed seaview villa on the back of the bay was haggled down to 70k per month !! I know of 2 x 2 bedroom places (not the same either) where owners will consider nothing lower than 55 - 60k for one year rentals (both homes have private pools).. Houses with private pools command insane prices in Patong !!

Before anyone wishes to debate this too hard I have been looking for a 2 bed plus office and pool (or 3 bed and pool) house in Patong for > 2 years and am involved in the property market.. If you know of a house in Patong or Kalim with any of these features (40 - 50k max) please dont argue just PM me and let me know (thats long term rates.. 3 years or so on contract)..

The same property on Samui would be 25 - 30k rental and 4 - 5 mil purchase v 80k rental and 15 mil on Phuket !!!

I really dont look for a luxuary place as i said a pool is not necasery, but if there is one it is a bonus. I really dont need a maid either. Both me and my brother have thai girlfriends so i think housekeeping will be ok anyway. By the way i have a friend in patong who rents a 3 bedroom house for 12 k a mounth. It is a one year lease. But i am talking about low season. it should not be impossible.

Sure long term rental of a non swimming pool place is much more doable... But dont think of May as too low season as that will be end of high season and over Song Gran.. Though with the way town is looking now it may well be quiet.

Ask Nicke or Gier for 'Marcels' number (I used to have it but went into a pool with my phone !!! 3rd camera phone in 2 months !!)... He has 1 bed apartments off Nanai for about 12 - 15k per month with pool and resturant.. I know he has a 2 or 3 bed one alos.. 3 Bed one could probably do you and would be under budget..

Also ask at the Andaman hills estate.. Big nice super clean townhouses for 30 - 45 depending on house, furniture, etc.. These are up on the hill and have superb vews etc.. Nearly lived in one long term (in fact nearly bought one) but its a 'nice' quiet area / complex and I keep anti social hours and am noisy so figured I would let them off the hook from long term me !!!

I would say a 4 bedroom house short term may not be easy to arrange over the net.. Houses tend to get rented less through agents and more through word of mouth.. Also when you move into a 15k or so house you invariably need to paint, furnish, fix etc a fair bit so its not really comparable.. The kind of thing you want (big house not too pricey or luxury) is the kind of thing a landlord is less likely to be looking at short term or monthly rents.

You could try explaining your needs to Baan Suan Villa (up on mountain rd / 50 Pee Rd) they have apartments (I think 2 bed ones) and pool etc.. Perhaps 2 x 2 bed apartments with them ??? Good view.. Friendly place.. Rooms not the absolute best last time I saw them (to be fair a while back)...

Never tried using them but I know the Andaman hill hotel (Nanai Rd) has some suites (multi bedrooms) on the top floor.. Tried to book them long term for a buddy but they were being renovated at that time.. Perhaps that could be an option ???

Should also mention again 'The residence' on Kalim... sounds very close to ideal.

Thank you for your great reply. I will check your tips out. I knew it's not easy to arrange these things over the net.That's why i tryed here to see if anyone had some good tips. my brother is in patong right now so if i find something interessting he can check it out. And a very good friend of me who lives there 8 mounth every year, he ownes the scandinavian inn at soi viking. His name is frank, he and his wife will help me look for a house. So i hope it will work out.
And for the right objekt 50k would'nt be a problem either.

Hi Baan suan villa has only one 2bed rooms apartment (the penthouse) at baan suan villa 2, but the have 2 new 1 bed room apartment that are ok, i'm staying in one of them and i think you can get them for about 15000 i may, the have a smal swimming pool to and a small bar to, can chek for you when i get back down next week if the are free inn may, just have to finish the paint work at the house up here first, before i go back down to patong.
