What about the deposit for Apartments ?

I was looking in many forums and can not find explanations about deposit payments for Apartments in Thailand.

What I want to know :
Someone wants to rent an Apartment and pay a deposit before, e.g. 5000 Baht. If they find a alternative and tell it the owner one week before to move in the owner have to pay back the deposit in the case, that there is NO finance lost for him because another people rent the provided Apartment for the same time period.

My questions :
Have I to bring a new renter to see my deposit back again ?
Or the Apartment owner can keep the deposit in the case that they have a new renter which move in on the same day which way provided for my selves ?

depends totally on a) what you agree and b) if your landlord is a pr1ck or not..

If you say your staying 6 months and want to leave after 2 I would think it normal he kept it.. if you find a new tennant just get the new tennant to give you the deposit and take over the rent..

Some landlords will just keep a farang deposit on any pretext anyway..

The way it works here I would say they dont give you the deposit back if you dont fullfill the agreement.

Some places require deposit but will pay you back once you leave.
