to find land
Hi expats and fellow bm's.
I have decide to buy land, as an investment, in phuket.
My question, if u know, is where do u suggest I look for deals, sellings?
Any local news paper, preferably any on the net?
contacts?
roadsigns?
I would guess that go through a brooker would cost me 40% extra?
all ideas very welcome.

I have a block of land for sale in Nabon (North Chalong) 49.5 wah asking 600,000 baht, but are willing to talk on price.
Also have a house on the adjacent block, 3 bedroom totally done out in western style everything.
The original idea was to join the 2 blocks together and have a big yard for the dogs.

My friends who buy plots and develope them mainly find new areas by driving around and asking the locals.Many of the for sale plots have sign up but nearly all in Thai.You will need local assistance eg a BG to translate.

What kind of size investment are you looking at ??
What kind of property (land, land and house, to build, business, hotel ??) ??
Any timescale ??

You can own the controlling shares (as differenciated from the majority shares) in a Thai company and that Thai company can then own land..
You can also lease land, have a nominee owner (risky), nominee + mortgate, nominee + lease, etc..
Ways and means, plans and schemes, hopes and dreams, etc..

If its a long term investment it might be a good idea to look around in Kathu.........if there ever going to be a tunnel thru the hill to Patong, I think the land over there will be worth 10 times more than today...............
And as far as I can trust my lawyer, the best way of buying land is to do it by your own controled thai-company (as LiL say before)

How long has/did it take to resurface the road at Kathu taking u down to Lotus after the hill over Patong to Kathu

On my way back to Sweden now, sob, sob, and I will read ur input more carefully when I get there.
One questions though if someone can explain, teach me.
I know about a RAI, but not so sure about a WAI.
I asked my thaifriends and thay said a WAI is 2 meters ?????

Thanks for the feedback guys.
I will look for a piece of land only.
Then sit on it for a while, some years.
Then eventually build a house and then sell.
I went over the company setup with a lawyer.
They wanted up to 100k to setup everything incl a Virgin Island company
that would own the 49%.
(But I had to find the 6 thais myself, any gardener available guys? ;-) joking).
Then it would cost me 20k annualy(to pay the lawyer)
I guess there are more inexpensive lawyers around.
Well, we see. I need to learn more about it and your input has been great. Thanks.

Normal is 20 - 30k setup.. max 10k for simple accounts.. No need for virgin Island company you can own the minor shares..

slow down and have a good look what your next step should be. i am sure there are many "friends" helping you to spend the money.
there are many discussions about the property market in thailand if the market is heating up or breaking down like 1997. i have also read some items that the thai goverment is doing some research on companies which are just for farang plot owners, no real business doing. i am not an expat but was also looking for some property there and because of all the unsecure facts i decided to wait. buying a condo seems to be no problem, only if the prices are going up or down. imho there are much m ore better occasions for investments than buying a plot in LOS and waiting. could become a big suprise later.
