My first question of many

What a great forum, some questions have already been answered by researching your excellent web site.
My husband and I are considering the move to Phuket. He is over 50 so we understand about the retirement visa. We want to buy an apartment and are visiting Phuket at the end of this month to view. We have found out all about Medical Insurance from the site. I guess first concerns are about leasehold and freehold. Ideally we would want to buy freehold. But if its leasehold with the 30 year plus another 30 year what happens after that ? As maybe I wont be around but would want relatives to benefit. Also as we will be retiring, are there many expats who are retired on the Island and what do you do with yourselves, clubs, associations etc. Sorry this is a bit long winded.

Freehold.. Only condos and only up to 50% of the total units in a building.. Overpriced IMHO..

Leasehold.. No matter what anyone tells you only 30 years is a legal document.. Everything promised after that 30 + 30 + 30 is commonly said) is only a promise.. Its not legal and does not stop the leaseholder selling the land or property to a 3rd party who then does not have any promise to give you another one.. this shocks so many people who have been lied to at sale time.. 30 years it the maximum leasehold allowd in Thai law.. simple as that.

Lots to do.. Golf, sailing, hashers, beaches, bars, trips and tours.. As much or as little as you like.. Lots of expats but like the saying about marrying Alaskan men.. The odds are good, but the goods are odd ..

Thanks, so I guess freehold is best. I agree some condos do seem over priced. Do Thai people pay the same price as foreigners ? Can anyone recommend a good real estate agent ?

No thais would ever buy into the farang condo market.. They can buy what they wish legally so have more options and better priced stuff legally open to them.

When a 3 - 4 million baht condo rents for 20 - 25k baht.. Why buy ?? My buddy rent a house for 10k per month, the owner wants to sell it for 5+ mil..

Doing the numbers on the villa I live in the owner gets about a 3% rental yield on his property, thats before maintenance.. Plus even though its only a few years old its already falling apart and sliding down the hill and subsiding..

I have heard as many people having lost thier life savings through property as I have through losing it to Thai girls.. The rule of law will almost never help you, and here is no recourse for laws broken against you..

Golden rules.

Thailand is for Thais.
Never bring into Thailand more than you are happy to walk away from.
Never be worth more dead than alive.

Sweeping generalizations but better safe than sorry for new arrivals.

Ok thanks for advice. We were planning to rent for 6 months anyway before deciding whether to buy or not. Is there anyone out there who owns a condo and who is retired?

I think you should start by looking into which visa you will be eligible for. Hubby is the right age, but you aren't.

When I was up in Alaska some woman had written a book.. Obviously Alaska has a male demographic % and the book was about going to Alaska to meet a rich Mr Right.. She may even have said there were more millionaires per % of the population (cant remember but I think so) and the quoted was the byline / sub title of her book..

How to marry a millionaire in Alaska.. The odds are good but the good are odd.

Just saw it for sale and it made me laugh then and it stuck.

Yes he can get a non imm OA (with the money in the bank) and as long as you are legally married you can get a dependants visa based on his.

LOS I'm going to tattoo this whole post on my wife's a** (where I can read it several times a day). Really brilliant look at the numbers. No way I'd buy in Thailand unless there were some major (and permanent) changes to the laws of foreign ownership. Even though I'm married to a Thai, the legalities are way too sketchy.

And regarding leases: even if you could renew a 30-year lease on a house/condo - would you want to? Have you ever seen a 30-year-old building in Thailand? Not pretty.

The one thing that does go against my personal view is the booming asset prices over rental yields.. Since I have got here I have watched prime seaview land go from 2 mil per rai to 4 mil to 8 mil in only a few years.. Thailand has basically boomed through tourism in a way thats just nuts.. So many people who have bought have made 50 - 100% in only a few years but thats also indicitve of an overheated market.

I personally have said for ages I see a housing lead recession in the west coming.. Whats the first thing you sell in times of hardship ?? second homes and holiday homes, what the first things cut from your budget ?? Luxury vacations that can be simply put back.. Both those things could be big drivers of near future prices.

Lastly I think its telling that I know a few property agents.. Guys who work in the property market and industry full time, Guys with some money.. Anjd all of them rent.. That speaks volumes to me..
