You just pay rent, no "take over" price or a sum of rent in advance for a period of time. (Buying a contract for a lease for a specific period of time)
Most bars and guesthouses I have seen in Phuket is on a lease, e.g. 3 years. E.g. 2 million baht for 3 years. You can then sell the contract/lease to somebody else for the remaining time if you want to quit. Normally you pay a monthly rent aswell.
