Just came back from Jungceylon where I asked about the price to rent one of the small "stands" selling all kind of shit........My girlfriend dont like to hang around in the bar so I was thinking of setting up a small business for her.

But the crazy prices in there makes it impossible to make even a little bit of money..............
Deposit 50k
Monthly rent 26k

My gf talked to a few of the "stand-holders" in there and they were all loosing money / planing to shut down...

That's a crazy rent for that - you can rent a small two storey shop house in middle of Sri Racha for 6k per month. Rent of 26k needs a lot of turnover to break even.

yeah those 'tourist tat' stalls are killer prices..

A German chef I know enquired about having a stall for bratwurst brokwurst etc sausages.. He came out of there laughing !!!

The rents being charged are astronomical.. But you have to think it went 2,5 times over budget.. Billions and billions of baht.. To get any kind of respectable return for investors they need insane payback.. Hence expect to see the inflation of goods and services keep cycling on higher in the tourist town.. As soon as the Thai shop holders see JC shops charging full western style prices then they will be straight on the bandwagon also. The fact that thier rent and fixed costs are 25% of JC wont be considered.

Wow 26k for one of those stalls. Not a hope in hell anyone’s going to survive in business there. The basement of that place is so dark and dingy…walking through I actually felt sorry for those retailers. Not sure what the sales pitch was but I wouldn’t of opened a store there. You walk through and you don’t see many people with bags. The only stores that looked remotely successful are Burger King and Care-for. Otherwise a lot of lookers and few buyers

Seems bad planning by all the shop owners and Jungceylon management.

The first three shops on ther right hand side are watch shops, to have two together is tough but three watch shops.

Having all the bars, or what limited bars there is all the way out the back, not going to attract people to go to them, to far to walk for a few beers.

How about a small wine bar that sells only Rosso. I can think of a few clients who would frequent that bar.

It is spreading to Central. Know someone with a similar stall. They are stopping to give one year contracts. Changing to 3 month contracts and a big raise in rent. Though I think Central still has a lot more traffic and real buyers the Jungshitlon.
