My Thai Landlord

Today I moved out of my house only 3 days after giving 30 days notice. I signed a one year agreement to stay but it turns out there are many houses being built near me so I didn't like the construction niose. Also my landlord never helped with the gardening and maintenence.
I didn't give a deposit when I moved in just four months rent which is up end of July, nothing in the agreement that says I can't leave earlier. In fact I checked with a very good Thai lawyer on what I should do and he said I don't owe the landlord anything.
However the landlord had other ideas and wanted 4 months rent 48,000. baht to terminate early I said no way I'll give you 6,000. as that what's owed if I rented the house for 13,500. as he wanted but I said for one year so he went to 12,000. (following me?) We are talking through this small girl he brought with him as he dosen't speak english and my Thai is very bad. He then makes a call to his police buddy who shows up and wanted me to go to the police station to work this out. Forget that I said I would go to my office and get the agreement but I'm not going to the police station, his friend was making mean faces at me as well but I kept my composure as he was small and I wanted to beat him. Which would have resulted in 5 police guys then giving me a beating.
We get to my office and I pull out one of my cards Lt. Col of the local police station who was the boss of this little clowns boss, thank god I had that card as when he saw that he backed off somewhat. So I then call one of the office girls to help me communicate and then we talked to some lawyers. He finally went down to 30,000. I laughed and said I would now give him nothing! I could see he was getting mad when I said this so I called time out went into my office worked on the computer while him and his buddy talk to my office girl. Later she comes in and says "ok 12,000. baht today and you must be out in the next hour" I said ok went to the bank moved my small amount of belongings into my car gave him the keys and that was that. Could I have given him nothing? Yes but what would have been the repercussions some friends of his cause problems at my restaurant? It's so funny how the police get involved in something that is purely a legal issue. Oh well I now live in a nice hotel in Patong with a view I go to Thai class now and I don't have to mow the yard or feed the annnoying birds. I will miss the waterbuffaloe next door though.

Hi Robert.
Its a shame you had to move because of the noise of the constructions. It was a nice house. But mybe you find something better-and closer to your office.
I think it was smart to accept the offer of paying 12000, its not that much money and you wont have any problems with them later.
What about all the small birds that are going the long way to your house for some joy and pleasure (and money). Mybe the waterbuffalo are going to have a memorable time with them.

I think it was a fair end to this story, compensate for the discount rate you got for long term rent althought you had to pay additional 6000 baht, but now you are trouble free.

With that in mind, Thais can be upset if you "promise" something and then break it, this is true for both TG and in business. I nowadays always use the word "maybe" or "probably" to make clear that what I say is not a "promise" or an "agreement". Regarding houses I would not sign up for one year in any case, try to negiotiate a monthly or 3 monthly fee instead, in case you get trouble of any kind and want to move. (E.g. Problem with water supply, noicy neighbours, no phonelines available, stalkers...)

I am sure you will enjoy your new home...

HE ROB SORRY TO HEAR YOUR STORY BUT my philosphy is if you can solve a problem with little money spent to avoid a bigger problem DO IT who cares ... at least now you can sleep comfortably ....u learnt for next time
to comment on nicke answer here in the middle east they use inshallah all the time which means if gods willing and for some strange reason god is NEVER willing in this part of the world .... hahaha

Personally I would have moved out first and dropped the keys in his hand as I walked away.. The 6k was about as far a gesture as I wuld have gone.

Its always farang pay.. You think the BG's pay up when they move in and out of rooms..

Nicke you made a good point next time I won't say one year just to try to get a better deal I'll agree month to month or maybe three months max.

The landlord I felt was not a bad guy just lazy and I felt by giving him 30 days notice he would have time to find someone to move in. I don't think I could have said end of July just give him keys and walk away. He was expecting four months rent plus deposit = 60,000.
In hindsight I should have just walked away but he still knows where my restaurant is.
