Unless you own your own land (or rmore likely a company does or someone leases you it back over say 30+ years) ur going to get fvked no 2 ways about it. They will simply price your good business idea out of the market or copy it and then fcck you off

Check the draft lease it will specify in there the type of use permitted - take legal advice make sure its translated into at least english
Check out any licencing arrangements or permits you may require - legal advisor will keep you right on this
Be careful about witholding tax on property leases, i.e. tax on your rent
Be aware of any maintenance, re build and insurance clauses in your lease, especially the exterior or rebuild in case of any type of maintenance or damage
Try to portect yourself in the lease from unlimited increases on the lease when it comes to renewal (key money and rent) you may want an early termination clause at some intervals, but be careful as this can work both ways
I could go on and on but simply take legal advice, and dont sign before you do
If you decide to take the premises, make sure you inspect them 1st make up a delapidations list, take as many photos as you can especially anything that needs repaired. You dont want to get hit at the end of the lease for things that were faulty at the begining

I had an idea to open my own business during my university years but out of lazyness (most of all) didn't go throu it but someone else did it and now or at least until a few years ago it was quite a sucessful business  If you don't go throu it, you'll probably regret it for the rest of your life and especially if someone else do it and manage to make a living out of it
I could also say that (at least) a couple of guys aren't flaming you, just giving you good friendly advice according to their experience and wisdom. A true friend will always speak to you what needs to be said and not just what you want to hear.
Besides, since your still young, that could work to your advantage and even if the business go sour, you'll "loose" a couple of years or so but if you make it, well, don't need to say more. To be honest, flaming i dont mind, its the 1 liners that bothers me. I think that if you wanna flame its only polite to give the reason of the flaming.
Im open to both postive and negative critisism and believe me, when i hear it from the guys who actually done something down there and have first hand
experience of how things work, i listen to it.
As for my job, i dont have any plans on giving up my current job, ill take it with me. All i need for my job is a computer and a broadband connection.
We'll see how it goes, been trying to get some clear answers regarding a few questions i have, but the Thai authority is not exactly easy to deal with.
