Chang Club

Just heard the new chang club at the end of soi san sabai is for sale.

A fellow bm's son's estate agent just got it on the books.

160 Million Baht.

If any bm's got any spare money in there mattress, could be a wise investment "not"

place must of only been finished about 2 1/2 months and they want sell even before the new patong road is finished.

The owner is the guy who owns Tiger etc, very rich bloke and obviously knows something others don't.... not even worth a third of the asking price IMO !!!

Would need to be the entire building above under a chanote to be worth 1/2 that.. Chang itself is deader than the grave every time I have passed..

Tho long term outright ownership is interesting at 160m even 10% return on assets would be 16m per annum.. a hard sell in its current config..

Wonder how the other Chang places are doing in Nanai and the latest one opposite Sai Nam Yen school? Way too much building going on all over Patong. Too much of everything here already. Don't these people realise the boom years have been and gone. That newer place next to Chang in San Sabai, Bangkok Residence is even quieter.

Not surprised like 2700 for thier jacuzzi room.. even the standard room is like 1700 or 1800 low season !!!

True, but the first thing on my mind on an investment like this is the payback period, and when I could get my original outlay back in the bank. A gogo in Nana Plaza would certainly do it much faster than a restaurant/pool/guesthouse on a crap road in Patong... meaning Phang Muang Rd. that is.

Cool Patong Prices OTT

Last week my landlord to the GF that he was putting the house on the market.Would I be interested - only 15 million Baht!!

Opposite my house is a narrow strip with five old bungalows on it.They have made it a parcel and want 20 million Baht for it.

The apartment block up the lane has been priced at 20 + million Baht!!!

These locations are only accessible by a county lane off Phisitt Koranee Road and are nowhere worth these crazy prices.The local land owners are trying for the final big sales before the boom goes bust.

A mere snip at 15 mil mate - the view alone is worth oh lets say 12 mil

Maybe building an apartment on top of Faulty's might be an option or could have to whole of Valhalla - no more m/c taxi tumbles

Seriously thats getting totally crazy pricing - on the plus side its unlikely the owner will sell it at that so your probably safe there for a while.

I saw a house put up in a regular thai soi.. 50cm all round the house to a wall, no garden.. I assumed it was going to be 5 or 6 mil, it is patong after all.. Owner wanted 14 mil !!! Was (allegedly) offered 10 (remember this is for a basic Thai dump) and turned it down..

Rode past the other day and they were tearing it down.. no idea who did what..

The numbers are dream stuff.. I know a really quite nice little 2 bed thats been on the market at 5.5 - 6 with a seaview for 3 or 4 years.. No ones buying even when the price is fair..

What gets me lil is how can they afford to leave places empty. I have houses in the uk - the mortgage still has to be paid when they are empty - empty houses should be death to property investors. How do they do it?
