Buying bars in Patong....take II
Good morning all. I have not seen this discussion since early October and the bar scene changes rapidly, so here I am. When I get out of Iraq I will be moving to Patong, and like many expats I am interested in buy/lease a bar. I have tons of experience in this from the days of my youth so I am not particularyly looking for details at the moment. I am simply looking for something to do to occupy my time that I deem fun and if I put some walking around money in pocket, so be it. I check the real estate listings regurlarly and the for sale scene seems to be stuck on the same few bars.. Can any of the BMs "in the know" give me a current update on bars for sale in Patong. I really just need name and locale, if you know the $$ details all the better. I appreciate and info you can share.

Right now for somene that can move fast I know of a bar for sale due to relationship breakup..
500k asking (probably some haggle room) gets the lease (24 months approx left extendable) and 10k per month rent..
Cheap for a Soi Easy bar. Doubt it will be on the market for more than a few weeks.

I really appreciate the info. From a financial standpoint I can move very very quick. But physically I am stuck here until June (except for R&R in Feb.). If you are comfortable sharing the name of the bar and possible a contact name, I can send my GF over there to give it a look. I would have her run the bar anyway in my stead until I can get out of this place. Being a former BG she has a good idea how the bar scene works. Any idea what the bar turns for a profit if any? (many real estate sights will list this....I take it with a grain of salt)

Profit toally depends on girls in the bar and mates you have.. Once the old owner has gone unless you have a Bangla fronted operation its your networking skills that bring it in..
He is totally gutted as loosing his missus meant in turn he immediately lost his girls.. All right at the start of high season.. He would normally be set to be taking 10k per night for the next 2 - 2.5 months.. This bit of the year is the milk and honey, its the rest of they year thats harder.
Soi easy is the enclosed Soi under Dragon with Kaptain Kirks, Red or Dead, etc..
Drop me your contact info and I will take your girl there and show her.. If she has mates and can get a girl group together it would pay its way, otherwise once March comes around it becomes a tough dollar.
At its current price I dont think it will take long.. Lets say he settles at 450 for fast cash that leaves you with approx 30k per month rental on a Patong bar, not many like that.

My GF having been in the BG business albeit briefly, has the contacts to raise another stable of fine ladies. It might mean gutting the Hawai and Bachelor Bar, which I really wouldn't want to do. But I think those girls would go where ever my GF is, especially if I own/lease the place and she manages the girls. We start our nightly email process here in an hour or so. I need to "feel her out" (and up) to see what she thinks of the idea. We have briefly discussed it before, now I need to see if she is serious. If not, I may as well forget the whole idea, I certainly cannot run it from here.

i no you and your girl are hot for each other and i am not asking out of spite or to try and hit on your girl,i just wondered who she was,i no many girls from batchelor and hawaii bar,having spent long time with 2 girls that have worked there.

Why bother buying a bar if you're only making 10k a night??? Thats not a great deal of money in the high season. There must be alot of unhappy bar owners out there that are onthe fringe of going broke

Dude, I'm no expert, but on paper it looks very viable.
LivinLos reckons it takes 10k a night in high season, which lasts at least 60 to 70 nights. The rent is 10k a month. So if you salt away every baht for 30 of those 60 nights, you've more or less got your operating costs covered for the entire year. That's a business!
No disrespect at all to LivinLos, and as I say I wouldn't know, but my only concern would be that he might be being a little optimistic about that 10k a night figure. I'd really want to see that proven before I committed. And I'd also want to know what it's like at the lowest season. Does it make anything at all? Does it actually run at a loss? Does it normally have to close down altogether?
Even if it does, there are things you can do to stimulate business in the dead months and make sure it's roaring in the good months.

Investing in a soi you don't know about
Paddy you bring up some good questions however 15 guys a night with a bbill around 750 bt is not that much. However you need a quick stable of girls right away to make it work this high season. Also this soi is not an easy soi and I'm guessing the location is at the back of the soi on the left. (just a guess)
Not a bad price for a good operator.

Just out of interest, from a standing start, how long do you reckon it would take to assemble the necessary team of girls? I remember one lunchtime, last time I was in patong, I was going past Soi Easy and there was a huge gang of girls gathered outside one of the bars (I think Tums Bar). I reckoned they were interviewing for girls to work in the new club that was opening upstairs. They certainly had more than enough applicants, including a good few stunners.
By the way, if anyone knows how you get a job as an interviewer, please let me know!

Yeah it would totally depend on girls and contacts or how quickly you make those contacts.. 10k per night is not an unrealistic number..
Hell my bar bill alone last night was 4800 and I am a cheap charlie expat and that was in a Nanai bar.. my mates bills were all around 2 - 4 as we were bell ringing like idiots all night.. Damn that Turkish Peper  !!! I guess that bar took 20 - 30k yesterday counting its daytime trade and as I said its not in any kind of location.
Soi Easy does not have any daytime trade though and is purely a nightime / girl bar atmosphere. It needs a stable and its location would require a stable of hotter than average girls.

I'm not looking to make a killing, if I were I would be looking at doing something else. I have the money to invest, buy a house, etc and live debt free, I'm just looking for something to do that would put a little money back in my pocket. It is not my nature to just sit around doing nothing. I believe I need employement (for visa) to live in LOS full time also. Anybody looking for a partner who is willing to invest (and work) in an existing venture?
LivinLOS.....I finally had the opportunity to speak with my GF about this. As near as I can tell she is okay with the idea of owning a bar (or the bar), but she does not like the idea of my being around a bunch of bar girls. Hmmmm....I wonder why? For the sake of harmony I may have to abandon the idea, but I don't see much other opportunity for farangs unless one lives in Bangkok.

I know of a couple of other solid non bar ideas and businesses that are looking for partners.. One is a sensational investment thats looking for a partner basically cause he is working every hour of the day cause the biz is doing so well.. Another is a solid looking biz plan for a hotel / guesthouse in Krabi, bit out of the nightlife but not everyone likes to be drinking themselves to death every day.

all i would say regards the bar idea is be careful of the location,can mean making a mint or a killing.soi easy is probably one of the hardest sois to make a good bar work,after gonzo that is.
