Can anyone answer these

1 - Can a foreigner buy a property outright in Thailand
2 - Do they have mortages there - silly question probably
3 - Anyone know of any websites offering property for sale - cheap - looking for a 1/2 bedroom bungalow.

1.yes ,a mate of mine is considering buying a house in kamala,just be sure to hire a well recommended local solicitor 2. yes 3. try the phuket gazette ,online it usually got some stuff in it

1) depends what you mean.. No non Thai can leaglly own a controlling interest in land.. You can own a property but not the land it sits on. That said theres lots of ways around this, 30 year leases.. owning 39 % of a company that owns the land, nominee owners etc..

2) Credit and finance is possible if you have assets outside Thailand (I can get you 3% loand in USD considering how the USD is moving that free money !!( but I have yet to find any company offering mortgages on thai property (probably as they have seen it 1/2 ib value in a month in 96)..

I can offer cheap western standard 2 beds on the N E side for between 1.6 - 2 mil depending on plot size and finish.. For the money these are a stand out bargain.. Check out the 2 mil category at www.phuket-properties.net other bargains include 3 story homes in patong with private poll for 5.5 - 6 mil.

Yeah.. My point is this is a forum for members to help members not members to make sales or promote thier businesses to members.

I have typed up on 3 or 4 occasions the 3 main ways and thier advantages and dissadvantages (nominee owner, thai company, lease stuctures) for non condo purchasing.. Try digging around the search angine with my username..

All can be done just depends on your personal curcumstances, the property value, etc..

For land ownership there LOS has outlined the reality - there is a lot of info on thaivisa.com (do a search on property) and several lawyers have posted good info - if what you find here is not sufficient.

Q2 - Bangkok bank has just started offering mortgages out of Singapore and Hong Kong - you need at least 20% down and can borrow in major ccys (USD, EUR, GBP, JPY).

phuketgazette.com and andaman-classified.com have property ads in classified section - but would strongly advise being here to see what you get for your money as location/build quality etc etc vary wildly.

I thought those Bangkok bank offers were purely on condos ???

I cant live in apartments due to irregular sleep patterns and noise issues (for my neighbours)..

As to be a nuisciance, sort of.. When I dont want to sleep, I dont sleep.. If I want to put a movie on the Home theater and watch a war film where the bombs push the sub up to its stops, then thats what I bought all this for.. If I want to crank up tunes at that point in time, then thats when I wish to do so.. If a couple of mates and a handful of drunk girls all want to come back and get sh1tfaced until dawn or later I am rarely one to say no !!!

On the flip side I try not to be a bastrad to neighbours and be a nice enough guy but I really feel the restrictions possibly more than others (I dont take well to being told what to do) so communual living in an apartment is not something I can do long term.. Its just me but condo living is practically impossible..

ASBO - Anti Social Behaviour Order.

Placed against people who make a nuisance of themselves. Loud music, criminal damage, barking dogs etc. They have recently started to take off in the UK. Guess the Thais have their own way of dealing with such issues, or maybe Buddism helps them through these things.

Usually included in the purchase price thats listed..

As to how much does land cost.. How long is a piece of string.. I have seen 8mil for 1 ngan (400sqm or 1/4 a rai) recently and then land in other parts of thailand down to 20 - 30,000 baht for a rai (far north, rural areas)..
