Been F*CKed by your Landlord ?

Dear Tenants.....

I'm looking at renting a Villa for a year from 1st March with a 2 month extension (to take me to the end of next high season). The landlord is intending to sell over the next year also. I've checked with my (expensive) lawyer and he reckons if the landlord sells I still have the right to remain there but the 2 month extension will not be enforcable by me.

Any one been in a similar situation in Thailand and been kicked out ?

Surely the extension if worded correctly works for you.. Eg it has to be an extension at your discretion only not one either party can agree or decline (whats the point).. why not just ask for 14 months ??

Also nice villa ?? Local to Patong.. I have been having a ball ache trying to get a fair price on a villa and pool for years now.. Daft money..

I know of a couple out of my price comfort zone (70+) but mega luxury, or ones with shared pool.. Go and look at a house with own pool for 45 next week.. One flat out stunner (6 beds, gym, pool / snooker room, private pool etc.. here is seems like a fortune but back in europe I paid 1200 Euro for a flat.. that would be about 60 or so here.. for a 2 bed apartment !!!

I was going to move to a house on Feb 1 but cancelled it due to stupid landlords, many small things and top of it I lost my deposit and had to pay 3000 baht more for something they removed/destroyed prior to my move in date.

So I am also looking for a nice house in Patong, not more than 20,000 baht/month but 15,000 would be preferable. I actually saw a very nice house few days ago but it was too close to the main road that make lot of noise.

I like my apartment very much but it is too small when we have a baby.

I might move from this one if any of the houses I am seeing in the next week come through.. nice quiet dead end of a soi.. 3 beds (2 1/2 really)... broadband fitted.. etc..

15k with nice landlords and neighbours.. Probably 1 or 2 months before move IF I see a place priced fairly..

I live at Baan Benjamas, you take a left at the end on Soi Sansabai and go on past the pool.

These are semi detached villas usually with 2 very large bedrooms and large living area. You also have a car port and 24 hour security. It is very quiet and you would never know you were in Patong never mind the centre

There is a good mix of Thais and Ex pats and plenty of children about so its good for family living etc...........

One year contract if you pay in advance about 20,800 baht per month
If you pay month to month, i month security deposit and 23,000 baht per month

You dont need a motorbike if you conduct your business in the centre of Patong (5 min walk to Bangla) so you are probably saving at least 5,000 baht per month

Depends what you mean bog standard..

Normal funsihed house can be 15 - 25 in Patong.. 8 - 20 outside...

Nice house with garden is rare in patong but only a little more outside..

House with private pool.. Perhaps 30 - 50 outside patong.. 50 - 80 in or near Patong..

Villa depends on seaview and location / privacy.. Pool size maid etc.. Lets say from 60 or so min for 'villa' standard up to 200 or more for uber luxury..

I have just seen a major 6 bed + gym + Pool / Snooker room + big pool + seaview.. unfurnished 75 furnished 95... To be honest this was a pretty major villa and unless you crave absolute seaview and privacy could not see the point in anything much higher..

Have seen one advertised in Baan Suan Kamnan (blue point / Sunset lookout / South of Patong) asking 180k per month !!!!

I remember I saw some of these houses for sell long time ago, any idea how much they cost to buy these days?

im sure it is because of the tsunami, but i just checked out the phukette gazette and seems alot more houses for rent than in recent times

Yeh I intend to ask for 14months but the landlord is F**King awkward, intends to sell and is not Thailand resident.

The villa is 1 year old in Nakatani, 80,000pcm includes maid and pool cleaning but not utilites. Up for sale for 26Mill. He's been offered 120,000pcm for a 3 month contract (NOT BY ME).

GSpot, know of any nice places by you....

If 80k is budgetable then consider a haggle on the mega mega villa asking 75 unfurninshed and 95 furnished.. It sure looks like a pretty mondo pad.. 6 beds etc..

Smaller than above but lovely infinty pool and view over the town and bay has all the size a single or couple could need..

Also Patong hill estate (the 10 rai of lanscaped gardens.. 5 houses.. shared pool..) on the left as you head up the hill to Safari has one or two on the rental market.. you can get in line though as I hope to look at one this week..

This is listed as available but I have reason to believe that the owner took a 6 month contact on it over Christmas.. For long term she offered me 60k per month and it is a very nice home.. My problem with it was with all the large glass windows and sala it was not easy to accomodate my HT projection system which is a non negiotiable item for me.. As its listed as available maybe something changed.. Its on this estate that I hope to view another in the next day or so, seems all the houses on it are hardly occupied..

The pics dont show how nice this place is (its the Baan Nam Yen one I mentioned).. Listed here as rented but I am guessing thats off the market only for high season holiday short term rents.. Cant work this owner out.. House shares a pool and gardens / grounds with one other (the owner).. Very nice setup though my desire for a pool includes lots of late night skinny dipping and slippery brass rubbing.. Not sure how that fits with sharing one but hell, I aint shy.. Viewed it in Oct or Nov (asking 55k) when the owner told me he had family coming for Jan and Feb.. Since then I must have contacted him >5 times but I get the impression he is too rich and not interested in really renting it..

The room layout fits my needs (office and HT) and I have flat out said I would take it when his family go but I want long term (couple of years) agreement, he does not seem to be interested.. Spacious, airy but no aircons and despite being large rooms perhaps a little basic (kitchen / bathrooms) for this kind of dosh, 50k seems more reasonable to me for this..

I have contact details for this fella.. Perhaps you would have better luck due to needing less long term (I think thats his issue, he wants to maintain flexibility)..

At this point, after looking for years, I am just thinking **** it, and may as well build what I want.. Theres some ok land plots on the north hill facing over town so would get good view, probably see a healthy return as well, but I didnt want to bring much into Thailand.. Would prefer to simply pay and keep the freedom of being able to pack and run easily..

I have found it bloody murder to find a house with private pool in Patong or Kalim though G.. I have been looking for about 2 years and advertise in the gazette about once every 2 or 3 months..

Maybee I am just a tightwad or difficult to please but the prices I hear asked (50 - 60k on 2 bed apartment in Baan Suan Kaman) just dont justify it for me.. Also if Steve is cool with an 80k budget (I am not) and is looking at Nakatani quality again it gets tough near patong..

I also like the area in the middle of Nanai, quite new houses with 3-4 bedrooms. I am not sure but I think the selling price was 4-5 million baht when they constructed it, now asking price is around 7 million. This area have shared swimming pool and playground for kids.

In the area Geespot lives, I think selling prices was around 2,5 million few years ago but I heard today asking price is 5 million for one of the houses available now. I went to look there today.

Damn, I should have bought a house or plot of land when I arrived here, everything is so expensive now.

LivinLOS, if you move out of your house, please let me know and I can take a look. I still look for a suitable house.

Seen No 12 and the "sister house" with Rudi couple of weeks back. Big, Ok pool, nice views etc but not upto the standard of funishings/finish I'm looking for...getting fussy as I'm getting old....

And saw No.1 back in April too...seem to remember that hadn't finished the floor below !

i dealt with siam real estate last time i came in december and they were horrible. i was renting and i rented a villa in karon and i was very specific with what i wanted and the lady there, who is horrible, screwed me and put me in a basic hotel room on the grounds, not a villa. the people at the villa were very nice and returned all my money, and also mentioned that they have had many problems with siam real estate. then i had to go to the office of siam real estae to collect my other 3500 they had and ive never been to chalong before and the girl, ria was a complete ass in giving me directions. when i got there, the owner was very nice, but the way things were handled, even in the beginning with saying things were available when they were not and showing me plaves that i had no interest in, id never use them again

I think there are few on Baan Benjamins that are in the 3 - 4 category.. Some asking 5 but dont think they are moving.. Rudi moved one recently at 3.5..

@ Sleesy I have not seen the house in person (pr012) only pictures.. Seems like you must be getting fussy.. I think if you like Nakatami perhaps its time to get lubed up

LivingLOS....agreed the Pics do look good but on closer inspection the pink master bathroom, dodgy floor tiles and the cheapest hob in an OK kitchen put me off !

LUBED in Nakatani....go on explain !

The End to the Thread ....

Well here’s a funny story....

after the an eviction-causing-lesbian-Bunny-aquafest (for those who don't know I was served an eviction notice 14days into my 14month contract), I took life easy for a week or two, packed up my bags and moved for the 2nd time in a month.

For my next pad, I decided to head out to the sticks, a quiet little place known as Surin Beach, home to such local-celebrities as Silky-smooth-URtheMan, The sex-pest formerly known as Lysander and Mafia also from Bunny Bar.

After a week in Hong Kong (business and pleasure), I flew back to Phuket and headed straight out for The Bunny Bar and unfortunately onwards to Safari where we bumped into a bunch of Bunnies. After a bottle of whiskey or two, Mafia and I decided a lesbian-Bunny-aquafest was in order.

An hour or so later we decided given the circumstances and previous experiences it was maybe not such a great idea and headed home. Mafia being so blind drunk by this time I had to drive and upon hitting the bends at Laemsing Beach swerved to avoid a squirrel in the road. Well Mafia being so blind drunk thought it was a squirrel, it was actually a very large tree that had come down, flattened a truck and blocked the road. After abandoning Mafia’s Ford Escape, we jumped onto the school bus taking the school kids to school and got a ride to Surin where we then walked the last mile home. (The girls at the Surin Bay Inn couldn’t give us a lift on the motorbikes cos they were setting up for breakfast.). After being chased by several packs of local dogs we eventually finished our eventful journey home at around 8.00am and cooked a good old fashioned answer to all hangovers…the greasy English breakfast… then finally headed to bed.

The Bunnies however had decided the lesbian-Bunny-aquafest was a GOOD idea so headed for the pool but the lights were off. Having their hearts set on a bit of poolside-licky-licky they decided to try and get in the front door and wake me up. Having eventually managed to force open the “security” bolts and break-in, they headed up the stairs to be met but a shocked and scared Portuguese man by the catchy name of Paulo Jose Almeida Aguas.

(I don’t think he’s a board-member !)

On being questioned who they were, what they were doing and why they had broken the front door and were trespassing, they giggled and whispered “we’re looking for Sleesy”!

Got the twist yet ?

Yeh, the Bunnies didn’t know I’d moved ! They’d broken into my previous house to accidently scare the living daylights out of the Landlord and his family who evicted me for the previous lesbian-Bunny-aquafest !!!!

Strangely enough rather than strip them off and shagg-em-rotten like all Board-Members would do, he escorted them down to Kamala police station and had them done for breaking & entering and trespass. To be fair, he dropped charges eventually and agreed on a 1000Baht fine. I got my slightly reduced deposit back last week!
