    Building a House in Thailand

Thought that this would be interesting to one or two people.

We got some pictures through from the house that we have funded for the wife's family. I think it's turned out pretty good. It's not finished yet, but they seem to have spent the money we sent on roof trusses rather than a Toyota , so I'm taking the positives from it.

Costs wise, we have sent £6000gbp so far, which puts the project at around the 400k baht mark. They are saying that another £1000gbp, or 65k baht, will finish it. That seems fairly reasonable to me.

The pictures aren't the best, but they wouldn't be because I didn't take them , though I think that they give a good idea of the size and quality of the build.

I know that there is plenty of debate about how much it costs to build a house in Thailand, and there have been a few nice examples posted over the years on various forums and websites, but this answers my question of how much it would cost to build a decent, small, basic house.

Good pics Steve. It appears you have value for money if its only £6.5k spent so far. Did that include purchase of land as well?

One observation, that looks a lot of roof overhang and weight for those two upright timbers on the balcony 555555. I can see the concrete columns below them, but..........

The land was already in the family, but I think one rai out there would cost around the same again. We bought some about three years ago and it cost us £2000, I'm told it's trebled now.

I'm pretty confident of the build quality Dawsey (I think they use teak and the roof may not be slate), but I won't be living there so it's up to them to make sure the builder knows his stuff

Thanks steve, that's a real eye-opener to me.

You've got a big house there for that price. We're currently collecting the wood to build a similar house. And the trees are not easy to get and quite pricy. The house on your pictures is completely from wood as far as I can see and you got a real good deal here.

Where abouts in Thailand is that ?

I've got a have a good discussion with my wife I reckon 555555

Here's another "house building" story, with photo's.

I showed up at GF's village (driving from BKK), pulled into her family's driveway....didn't see the (old) house, and started backing out. I thought I'd missed a turn, somewhere.5555 My sweetie comes running after me..."Where's the house?" I exclaim! She say's "I told you, my mom build new room for us." (I had given her some $$$$) ???WTF???

    I guess, "room" is same-same as "house"...roughly translated. 5555

This place is quite large, and to this date...is still a "work in progress". 5555 There's always something?????

Total cost, was around 1.2 million baht. (then, appx. $27,000 USD.)

    Pics, as follows:

    1. I show up...where's the house???
    2. Worker's on break?
    3. Family was sleeping in grain storage shed...off to hotel. 5555

We spent a week at her home, then Phuket (or somewhere) for a month. Came back, and house is taking shape.

    4. Second floor
    5. Ground floor

    Continued, next post....

It's in Nakhonsawan, about 4 hours North out of Bangkok. There was talk of buying a sort of kit-form wooden house but the wood is expensive and transport is a big issue too, so they dropped that.

I think this one is wood upstairs but sat on a concrete slab with concrete pillars at the front. The walls downstairs are brick.

Went with my TG to her village last month and she has started building a house it was only the footings, 6 or 8 uprights and a roof, She told me it had been like that for 3 years she doesn't have the money to finish it she needs 300,000Baht for completion.

Think it may have been a hint but I didn't bite, I'm not that serious about her yet.

I'm pretty pleased with the way it's all turned out myself, I feel like we've done a good thing and that they have been respectful of that.

You read plenty of stories about guys sending money and it going straight into the Toyota/sangsom/gecko racing fund so it's good to have a story or two with a bit more of a positive side to them.

Nice house Pablo, by the way.

No Rog, not for me. 5555

She comes from a big family (11 kids), but they are mostly grown and gone. I asked why her mom needed such a big house..."Ooohh tiirak, big family."
(I think it is more, a thing called "face") 55555

(We), bought 3.5 rai of land, about 4 km from here, last summer. Just finished the "filling" process, about 3 months ago. (a LOT of fvckn dirt, all 3.5 rai, covered/filled)

Will let it "settle", until late next fall, then possibly build a home on it.

For now, (mom's) house is quite comfy. Have a BIG bedroom (like a suite, really) for tiirak (me), with aircon. Two baths, one with hot water shower, for me. 55555 Cheap cold beer's available, in village, with tiirak always cooking something awesome. And golf is only 42 km away....what more, does a boy need? 55555

Here's some flic's of the land purchase (evidence 5555):

    1. Evidence "in hand". 55555 (village boss, "headman", in yellow shirt)
    2. Side view of land
    3. Same
    4. Foraging for food...5555
    5. New "land baroness", feeling chipper

Dry season came, and we had the land "filled". what a difference, in seasons, heh???

    6. Land is half filled now (Fvck!!!##***## they took down the trees!)
    7. Same
    8. All filled up
    9. Same
    10. Maybe my "new road"..OMG????

The lot has since, been cleaned up and graded...lost my camera and photo's of latest.

Some good pics there Paul. Pity you lost that camera over Songkran. Sure looks different with the site cleared, and that looks a big plot.

I hope all goes well with the new house.
BTW, the guy in yellow (The head man Pic 1) looks OK, but jeez that other guy looks shifty 55555

You're right, he does look "shifty". 5555 He's 2nd in charge (assistant to boss).

What about the old lady (seller)? 5555

That's GF's aunt. Her father's, brother's (now deceased)...wife. What few teeth she has remaining in front, are blackened from beetlenuts, and booze. 55555

Very nice, both projects. Amazing how much you can get for your money, whether that being 400k or 1.2m.

Question. I have noticed that Thai home (almost without exception) have all tile floors. Is that a moisture issue (concrete slab on dirt) issue, for natural cooling or an economic factor?

I love the cast in place concrete columns and beams your house is built on.

I guess its a function of cheap labour and expensive wood.

Same construction here would be impossibly expensive and it's normally only done for commercial work or massive loads. Very impressive.

Carpets do (I am told) mildew and rot.. Tile is cheap and durable..

Plus tile remains fairly cool, is simple to clean, etc etc etc

Thai building codes (no stop laughing !! They do exist) say that there must be concrete uprights every so many feet. Even in perfectly strong block walls they have to interrupt and put columns.

I was actually told theres another reason for this.. The **** owns the biggest (almost only) concrete company !! Hence building codes insist on more than normal amounts of it. I have no facts on that (tho it is called **** concrete or royal concrete or similar) but its one of those, so funny it could be true ones.

lovely house pablo, and that smile tells it all.

the tile floors are the only gear i reckon for the issan/up country, cooler, keep the dust down etc.

interesting on the concrete pillars LIL, watched a farang funded house being started in the wifes village last trip, and the amount of bloody thin concrete pillars it had, i thought weird but i am only a farang and above my comprehension.

    Yeah Craig, I think it's a nice reprieve from the BF's, ST's, LT's, LB's, BJ's, guest friendly's, joiner fee's, and all.

When Steve started the thread...my memories came pouring in. I kinda' had to add my two-bits worth.

As someone stated earlier...it's nice to hear that farang money, isn't ALL going to boyfriends, unbeknown husbands, whiskey, and the like. (well, some whiskey) 5555
