Who manages the communual costs.. What standard is the maintenece to communual area coarried out to.. who is responsible for and accountable for this..
Its very easy for a Condo to be built all new and shiny.. Then the management company does not take the carbage out or clean up and the halls stink and there ends up piss in the stairwells.. Like a council estate back home.. Its all down to how well its managed..
Make sure whomever giving the lease has the right and ability to do so (due dilligence).. Are you leaseing as a purchase option (eg 30 + 30 + 30 years) and if so make sure you have a purchase option.. Maybe the law changes in the future and farangs can own.. A first purchase option will allow you to then purchase the property for a nominal sum as declared in the initial title..
