Newbie's visit Patong

-------Thanx for all the great info and posts on what appears to be Heaven on Earth to many of you for screwing and sightseeing!

My friend and I (two strait guys) are visiting Patong around mid March. We promise not to corner the market on loose Thai chicks and we both have been tested and are safe practitioners!

I have two relatively, hopefully simple questions for those in the know......
First, can someone share with me a trustworthy sourse for real estate transactions, both residential and commercial in Phuket/LOS. We have long been interested in owning a bar/restuarant since visiting ten years ago an we are returning now to see if the timing and chance is right. Bad economy and war looming in US--- its time to leave!

Second..I have a more flexible schedule with this visit and will be arriving via Malaysia i.e. Singapore and my question is does anyone know the simplest ground transportation route through Butterworth to Phuket by train, what is the best overland way from Singapore to the Pataong area?
