Buying land in Isaan

Hi Chaps,
I've been reading this forum for a while now & am impressed with the knowledge shared by you lot.
My question is this: Has anybody bought any land in the Isaan area? I'm looking at buying either 2 or 4 rai between Surin & Buriram & was wondering if any of you lot know what kind of price I should be looking at?
It's the usual kind of thing, in a small village with nothing around for miles, perfect my small family & me when I grow tired of Patts, first for holidays & in the end for long stays. Also anybody know a decent, trustworthy law firm to contact over the contract signing & arrangements.
Any info is greatly appreciated. Cheers.

To my knowledge you (as a non thai) can't actually hold title to land in LOS.....but merely lease it for what you build on it....30 year lease is quite common

Of course you can buy it in your wifes name.....but are you prepared for the potential consequences of this??

Thanx Nelsonone. It's really more of a gift to my son / wife. I just don't want to get stung!
I realise that things can happen in the future & at the end of the day the family will have somewhere to live, or something to sell. I will be building a decent house there also.
It's definately not an investment!!

Met the Missus in Pattaya, ya Crazy Swede.
Only asking for a little info. Cheers, seeing as most of the ladys in Pattaya come from that region, just thought there may be someone with a little experience they might like to share.

Okay not personally purchased land in Issan but of course like any country regions dictate differing prices. Per rai in a small village maybe as low as 40,000baht, getting into to say, Ubon town you could find the value of land goes up to as high as 400,000baht per rai. So no guidence method, ask around first then get a feel for prices. Maybe get your girlfriend or her father to enquire and try to negotiate for you, but be careful (no aspertion on their character but just said from experience).

I have done a little research just because land, houses etc interests me but only land I've bought is in Phuket. Learn about the different land titles, (my spelling) Chanote, Nor Sor Sam, Tor Bor Ha, written in order of best and the only land titles you can build on (although Tor Bor Ha should perhaps be less considered).

Hi Bluntman...

Specifically to your question. Last year I (GF) purchased land, with the intention of homebuilding, later.

The area of Isaan, is approximately as you described. A small country village, about 28km west of Prasat, Surin. So, almost smack-dab between Buriram (city), and Surin (city).

The land that we bought, is on a road (dirt), and probably 1.5km from main village (paved) road. And, has both electric power and water available. It was (before), however, rice land. And thus, required "raising" The price for the land was 90,000thb per rai. The cost of "raising" the land (^1.5m), came out to be, just slightly less than the land itself....at about 75,000thb, per rai. This was, and is, considered to be a very fair price, on both counts.

The (rice) farm land, in the area...can generally be priced out, between 15,000thb per rai, to say 40,000thb per rai. Again...location!


As far as legal assistance goes, I think there may be some farang friendly attorneys, in Surin (city).
None, that I'm aware of in Buriram. The next nearest would be in Khorat, where I know of an english speaking, farang friendly firm. They even have an English/Thai partner.

While I'm thinking...there's a restaurant/bar in Surin (city), that also has a webiste, and I (think) a forum. You can google for it...it's called, "farang connection". Lot's of good information should be available there, as well.

Thanks for the info everyone. It's given me a good idea as to what I'm going to do. Sounds like you have a decent brain Pablo, nice one. I went to the Farang Connection last year for a mighty fine breakfast & signed the visitors book. The area I'm on about is nearer Surin & it sounds like it's a very reasonable price. Now I have a rough idea & don't feel as 'blind'.

When they speak about Thailand they mean Bangkok and Isaan is the same as Laos , i asked G/F about the Isaan/Surin Province deal to day and she told me some thing like this: Oiiieh , fukcing people crap .. pot crap for what ... mei pot Lao , mei gin same! Why you look internet to mutt T-Lak??


ps. Now i know why she´s sleeping on the sofa , she got offended by the talk she was from Isaan! 55555555


Note: In the end of this day Isaan still was Isaan and Surin was still fukcing near the Cambodian border! ... good , then i can go to sleep!

I have to agree with Dodger on the land prices. I have bought... for my GF... 2 pieces of land that were approx. 1 rai each. Paid 30,000 for each one. This was near Prasat. Since they were attached together and next to parents house the prices may reflect a small deal, but it is in line with what Dodger quoted.
