Landprices in Patong

Trying to use as many sources as possible to come to an average of prices for land in some areas of Patong. I know it will all depend on exact location and many other factors but with a lot of input via this forum and other sources I try to get a good estimate.

Looking to 2 prices.
1. Actual paid prices for land with building.
2. Estimated values for possible sales.

Areas I am intersted in are:
- Rat-U-Thit Road.
Say between Bangla and Soi Kebsup - Mountain side of road.
- Nanai Road
Roughly behind Jungleceylon in a wide spread.
- Road from Patong to Safari
Mountain side - say in the area of CNN resort.

All info is welcome, even small bits and pieces and even heresay....

Commercial land in Patong is insane (in fact any land around patong is insane).. Plot of land that was kinda near christines (opposite side, now has a kind of market affair on it) was IIRC 60 mil / rai asking.. would hope to see that at about 40 sold but god knows with values here..

Patong to safari.. Probably 10 - 15 mil roadside per rai.. Of course could be anything they ask..

Nanai about 8 - 12 I guess.. Bargains crop up (can get you 4 rai at 6 mil/ rai final price) but not many..

Are you looking to develop a hotel or what ???

Might develop a hotel if I am not able to buy a property which I like and which is commercial viable.

Mostly need some reference pricing for existing properties. As you might guess, they are located in the areas mentioned by me.....
Asking prices are not too bad, so, let's see!

BTW... land prices you quote for say opposite Christine do surprise me. Better buy that property there and sell off again!

Will keep you all informed. If I buy anything I will offer a good rate to our dear forum members!!!

The small plot of land I wanted to buy (11x16m) was sold for 1.8m, two other plots of double size was sold for same price in Patong but no good location or undeveloped area of Patong. (Last time I was doing some research, I dont have any experience of this.)

This for building a house for living, not for business.

I have 9 small plots off Sai Nam Yen ranging from 134 to 188 square meters. All sensibly shaped ie 9m or 10m wide, 15m to 22m deep.

I could do you a good deal for the first plot sold as it will push the other plots value up once you start building !
