I am new to this forum but have been in Phuket a while. Personally I wouldnt go for a condo in Patong nor would your budget allow to buy land and build a house in Patong. However, buying land and building a house will give you a good investment for you but unless its within easy access to beaches and restaurants the rental potential isnt good. Yes you could rent it out but dont think you will make a killing on it. A friend of mine buys a plot of land,builds a house on it and sells it, averageing 25 to 30% on each house. he has just completed his third in less than 18 months and make a comfortable living here.
I have thousands of plans and designs I can send you which also give you an Ideah of how much they cost to build. I purchased these prior to building my own and were very helpfull. If you go down this route make sure you buy land direct from the owner and not through a thai agent. Some land I looked at was quoted over 80% more than the owner was asking for it. There are one or two agents that charge the seller commission and dont top up the asking price for the land. If you were to budget 1m Baht for land you will get a nice plot 1600m2 (1 Rai) in a quiet area slightly inland. Leaving 3m Baht to build a house. You can Build a respectable house for that sort of money, but that all depends on your present standard of living. 3/4 bedroo, 3/4 bathroom home would be possible. Good Luck
