Current land prices...

What is the current price for land in Phuket?

I know Patong is very expensive at the moment so I guess I will look for land in nearby Kathu, since I want to live close to Patong.

One housing project i Kathu charge e.g. 3,4 million for a 2 storey house and 60 square wah. For plots bigger than 60 square wah they charge additional 25,000 baht/wah. Which sounds expensive to me.

10-15,000 baht/wah is more common what I have heard before. I looked at some plots in Kathu today for about 11,000 baht/wah, which I think had good location. Just 10 minutes outside Patong.

Since I am looking for land, preferable 2 plots close to each other for building two houses, any help and recommendations is appreciated. Or good value housing projects.

Land rental?

Maybe it's just me, but I'd feel more comfortable with a 30 year land lease. At least It would be totally legal. Then I oculd build my house. I wonder what the difference in price is between buying the land and simply leasing it?

I will buy in gf's name and then make a long term lease with her, many of my friends do that way. Later on we can transfer the land to my daughter.

Nicke, as you know we recently brought the block of land behind my house. We paid 15K/wah, originally was 17.5K. There are 2 blocks behind our house still available, but with the 2 year wait for a phone in Chalong, I suggest you look elsewhere. Not that I dont want you as a neighbour.

Ouch 2 year wait for the phone?? I thought all of Phuket would have it! Where else is it like this as ive just scrubbed Chalong from my list of possible places! (is this new build only, or two year for phone for everyone?)

Depends where, probably closer to the circle it might be a different story. We are at the northern end of Chao Fa Road East, there are lines available but no numbers. I think someone forgot to tell the TOT that Phuket is the IT hub of Thailand. What good is IT without comms.

Phuket the IT hub of Asia, they even brought it like this I remembered. In a country where 99.5% of the people speak only "yes" or "no heb" and the infrastructure is about 25 years in time, that seems like a slightly too high goal to me.

One year ago I moved from my house in Palai (halfway Phuket Town and Chalong, nearby Phuket Zoo) to a house 500 meters more to Chalong. Reason: telephone line. In Palai there was no availability whatsoever. I now live in a house with two telephone lines and a very decent Hinet ADSL connection.

Avoid TOT, TT&T is far better.

But fair is fair. Considering the fact that ADSL was totally unknown here, one/two years ago, the Thai did a very decent job in introducing and implementing ADSL around the island.

Depends TT&T can also suck ass on a good day also.. Really depends on too many factors..

When lines are not available you just go on the open market and buy one.. 10k to not wait 2 years.. so what !!!

Nicke is right about Patong land.. I know of a couple of good plots one of which I think is a great deal right at 25m for 5 rai which is down at 12500 / wa (I think) but thats a big plot and deserves apartment investment or villas, subdivision would be hard due to access rights..

About how much are you after Nicke ?? I am guessing 2 smallish plots in the 100sqw range (200 or 1/2 rai ??) would make 2 bungalows both with some garden.. I knew of some land toward the waterfall which seemed peacefull enough and is not far from town ??

Well thats what we thought too, but we have been told that we can only use numbers within our estate, and with only 50 numbers being allocated for some 300+ houses, no one with a number is prepared to give it up.

I am doing some more research... in Patong at the moment.

Checked one land plot in central Patong (quiet area) and the asking price was 45,000 baht/wah, for a 42 wah plot. Big enought for making a house but no space for garden.

I will check some other plots tomorrow, in 800,000 baht range but I dont know the size of these plots yet.

The land plots above is not from brokers or real estate companies, you can find a lot by talking to local Thai people you know.

Good luck Nicke. I'd love to get a plot a land in a nice place and design my own home. What sort of costs do you envisage in building the property?

16 - 20k per sqm is a fair base range for quality these days (10 - 15 used to be a couple of years back)... Second story more expensive than the first for some reason I completely fail to comprehend...

Of course marble.. Big baths.. Teka kitchen.. easy to spend LOTS LOTS more..

Some more plots...

100 wah on the mountain behind Patong (50 pee road) for 3 million. Excellent sea view.

10x42 m plot for 1.8 million, behind Simon cabaret. A similar plot located on Phrabarami road for same price.

25x25m plot for 3.5 million, located almost opposite Safari. Too close to the main road for my liking.

And maybe the best deal, a complete house including land and aircon for just 500,000 baht in Patong. Too small for me but for holiday makers this must be a bargain. Maybe something to buy and rent out.

Nicke, watch out where you buy in kathu. A friend of mine just bought a large plot close to the waterfall. Maybe he made a good deal, but I warned him of 2 things, as I am playing Loch Palm regularly.
There is a pig farm adjacent to Loch Palm. Last Friday it smelled horrible on the green of hole 5 and tee off and green of hole 6. Pig farm is close to the road, you can see it just before you see the old entrance ol Loch Palm (Phuket Century Golf Club). If the wind blows from the wrong direction you got a bad "air pollution".
Kathu shooting range is also in the vicinity of Loch Palm. Last Wednesday it looked like they were rehearsing the fall of Bagdad. The noise can be quite loud and shooting continuous for a few hours. You got a case of "noise pollution".
That is probably why some plots are so cheap between the waterfall and Loch Palm. Better check distances to pig farm and shooting range before you buy.
