Soi Easy - revamping

I havent been to Soi Easy for a long time but had a look last week as I heard they were revamping things.

I think it look better now compared to the old style, more club like and the area look more open, also a guitar shaped bar in the front, still not finished.

Maybe 40% of the bars were open when I had a look last week. One owner there told me everything should be finished shortly. (1-2 weeks)

Will be interesting to see the outcome, but I do think the biggest disadvantage for the soi is the big entrance to Dragon that occupy most part of the front. Good for Dragon, bad for the bars inside.

100% agree on the entrance deal.. They killed the soi to get the gogo (then club) going..

But with key-money and rent in soi Eric style they are domed to fail again 1,5-2 mill for the small bars on the sides (that looks same before) is way to much

Maybe if they halved the size of the stairwell it might not dominate the entrance of the soi so much. Would still be more than ample to allow people going up and down the stairs at the same time too.

Just a thought

I thought that at first too, but then realised the best way would be to have the stairs outdoor on the side. Get rid of one of the shops and the level 2 bar to save rest of the soi.

Its funny how town changes.. On my very first tours Soi easy was the cave, you would get mauled and could only et through the dark ir know who was grabbing you by the whites of thier eyes..

Then a year or two later was the soi easy revamp v1 and it was a rocking soi.. Close to the beach.. Kirkies.. It was one of the better beer bar sois on the strip.. Back then Tiger was new and not rocking.. Fast forward 5 years and Tiger is the hot property and easy is dead as a dodo..

Bad management.. Overcharging bar ownership.. poor toilets and lack of investment all count to some stage.. but its funny how popularity changes..

Before Dragon was built by a Belgian fella and called Mr P's ??

My memory is hazy as its been a while but IIRC he spent 8 million on refit to be open less than a month.. Smooth move..

Soi Easy was built during 2000, and had grand opening Nov 9.

Before it was Bangla center, probably the most sleasy soi in Patong that time and was like a dark cave.

I got told about the stairs being changed from a bar owner, maybe they got told that to keep them happy. I told hobbsy because he always uses them.

So instead of changing the stair they build a cement wall behind them so you still can't see through to the soi.

In the 3 months the revamp was happening not one peice of advertising the soi was still open, from the street looked like a building site. alot of bar owners lost loads, thats why so many have moved or shut and got new owners.

the stage was the first to be constructed in the 3 months but the last thing to be finished.

Looks more modern then before every bar had a different colour or style.

Bad design though the new large ceiling fans are all placed over the bar staff and not over where the punters sit.

Just hope the size of the stage they get some good bands and not cheap local talent.

Still should be busy in high season because still got old bars there, captain kirks, star bar, rising sun, pink panther.

Well the manager of the soi is useless i've been told by half a dozen bar owners, you go to see her and shes always sleeping in the short time hotel.
that sums up her idea of her job, I get my wages i don't own bar so who cares seems to be her attitude.

Before it was re-developed i thought it was the best soi in Patong.
I used to use the second bar in , in the centre, Bar Munich. Owed by a Belgian guy named Chris .
The soi had a raised wooden floor and was roofed in. "a real fire trap" and used to get very hot inside.
I thought it was called soi easy back then.
Like you say, "sleazy" but a fantastic atmosphere.

Its not the first time this soi has been run into the ground.. Its a shame as it was a great soi and theres no reason why it cant compete..

Simple things like misters, good fans, decor and lights.. Build up a good bar presence.. Good DJ.. And it has the chance again.. Just takes management as it has the location..

The fact is that most of the leases was finished just before or during the rebuilding, and the soi-owner had to do something to get new buyers. 3-4 bars have been working well all the time, and they continue. Otherwise the Soi-owners have been doing a good stunt to get new buyers. Getting 2 mill for a front-related small bar on the sides in there is just unbeleveble. It used to be 1,2mill 3 years ago, and even back then they struggled to get buyers. Now they rebuild the bars (looking the same, but with more dancing-poles) and new buyers are standing in line...............at the same time as the whole scene in Patong are geting more and more family-orientated
To many buyers with dreams of a easy life

Been told today total finish sat 1st september, live band etc.

Will have to see, tried tonight to take a few photos in another bar while seating in another bar , crap , no lighting so need a really good flash to work, or sitting in the same bar.

The Wave disco, Italian owner to start then a thai took over but now closed.

If you had a bit of money a great venue for a dragon ago go 2 out of the way , has a second level to look down on to a stage. no good for another disco, the bars stay open to late now.

Dragon agogo is for sale about 26 million bath for 3 years, but you can get a 15 year lease, and pay 8 mil a year. any offers

any offer Hobbsy

365 x 3 = 1095
26 m Baht / 1095 = 23 744 Baht income,after everything is paid for, every single day,(+ barclosingdays)just to brake even.
A challenge i would say..

The overhead of staff and girls salaries is a big expense aswell, I believe. So you need to sell a lot of drinks to make a profit.

Maybe why the shots are 'offered' so often to newbies...........

But like Hobbs says, I think during most of the year, they must make well over the required amount. Come on, Hobbsy must give them a couple of million a year in sales by himself!

26 mill .. hmm.. have to move some funds
Maybe if Hobbsy was up for the job as manager
I would only want my investment back + 3000 Baht a day...

Soi Easy will adds soon a new gogo club with Russian girls as well.
That's what the big boss (owner of the whole street and owner of Dragon club ) told me!
I just can't wait to see if he would actually be able to make it.
