Cosy Beach Hotel - hit or miss?

I'm looking for a room with a view in Patters and the Cosy Beach website has some nice pics of the ocean w/a fairly nice size balcony. I'm a big fan of the Residence Garden and am looking for something similar but w/an ocean view where I can sit out on the balcony and hear the ocean and not the traffic. Can anyone recommend it for a home away from home? Is is gf and while it is apparent that the location is not ideal how easy is it to get back to Walking street? I view the RG as very easy to get to S. Patters. I have searched this site but have not researched other sites yet. Any recommendations are appreciated.

It is a nice hotel. Hv stayed there once w/my ex g.f. So I don't remember how g.f it is. I think that you hv to pay joiner charge if I rember correct.
The biggest problem are to get the bathbus in to Pattaya. It cost you min 100 bath. Sometimes they asked for 200.
The pool are nice there.
